Level 3 Building Survey

Also known as the RICS Level 3

A full picture of the property’s condition, with expert guidance on remedial work, for large, older, unusual or altered property.

  • Older or unusual
  • Altered or extended
  • Poor repair
01Who it’s for

Is Level 3 right for you?

Choose this report if dealing with a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works. It costs more than the other RICS reports because it gives detailed information about the structure and fabric of the property.

Typically a Level 3 Building Survey is needed if the property has an unusual construction, is in a poor state of repair, has been extensively altered or extended, or major conversion or renovation work is planned.

Not sure? Answer five short questions and we’ll recommend a RICS Level 1, 2 or 3.

02What you get

What the survey includes

  • A detailed visual inspection of the building (more extensive than Level 2).
  • Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars).
  • Services are not tested, but they are observed in normal operation: switched on or off and/or operated where the occupier has given permission and it is safe to do so.
  • Detail of the identifiable risk of potential or hidden defects in areas not inspected.
  • The most probable cause(s) of the defects, based on the inspection.
  • The likely scope of any appropriate remedial work, and the likely consequences of non-repair.
  • General recommendations on the priority for necessary work.
  • An objective description of the form of construction and materials used for different parts of the property, their condition, and the relative importance of the defects and problems.
03Good to know

What it doesn’t cover

  • Services are observed, not tested.
  • We do not open up any part of the fabric for detailed examination without the owner’s express permission (any such work would be a separate visit at additional cost).
  • It does not include a valuation. The Yorkshire Surveying Co does not complete property valuations.
  • No costs for repairs are provided.

We don’t inspect parts of the building or its services that are built in, covered up or otherwise inaccessible. Access to external parts above 3m is limited to fixed access already available. Any areas we can’t reach are highlighted in the report.

04Your report

Surveyed to the RICS standard

The surveyor

The service is provided by an MRICS member of RICS who has the skills, knowledge and experience to survey and report on the property.

The report

A property-specific report in accordance with the current edition of the Home Survey Standard RICS professional statement.

Timing

Survey reports are issued within 10 working days of completion of the on-site survey (unless otherwise agreed), following full payment. An expedite option is available when you book.

Before the inspection, let us know if there is already an agreed price for the property and if you have any concerns about it (such as a crack noted above the bathroom window).

05Fees and booking
