RICS Home Survey – Level 1 · Yorkshire
Level 1 Homebuyers Survey
Also known as the RICS Level 1
A concise condition report with traffic-light ratings, for conventional, newer homes in reasonable order.
- Newer homes
- Conventional build
- Good condition
Is Level 1 right for you?
Choose this report if you’re buying or selling a conventional house, flat or bungalow built from common building materials and in reasonable condition.
If the property is older, has been altered or extended, or you have concerns about its condition, a Level 2 or Level 3 survey may suit it better.
Not sure? Answer five short questions and we’ll recommend a RICS Level 1, 2 or 3.
What the survey includes
- A visual inspection that is less comprehensive than the RICS Home Survey – Level 2 and the RICS Home Survey – Level 3.
- Clear ‘traffic light’ ratings of the condition of different parts of the building, showing problems that may require varying degrees of attention.
- A summary of risks to the building.
- An assessment of the relative importance of the defects and problems.
What it doesn’t cover
- No tests of the building fabric or services are undertaken.
- It does not include advice on repairs or ongoing maintenance.
- It does not include a valuation. The Yorkshire Surveying Co does not complete property valuations.
- No costs for repairs are provided.
We don’t inspect parts of the building or its services that are built in, covered up or otherwise inaccessible. Access to external parts above 3m is limited to fixed access already available. Any areas we can’t reach are highlighted in the report.
