RICS Home Survey – Level 2 · Yorkshire
Level 2 Homebuyers Survey
Also known as the RICS Level 2
The usual choice for a conventional house: condition ratings, defects and advice on repairs and ongoing maintenance.
- Most houses
- Terraces and semis
- Straightforward
Is Level 2 right for you?
Choose this report if you need more extensive information whilst buying or selling a conventional house, flat or bungalow, built from common building materials and in reasonable condition.
For a large, older or run-down property, a building that is unusual or altered, or if you’re planning major works, look at the Level 3 Building Survey.
Not sure? Answer five short questions and we’ll recommend a RICS Level 1, 2 or 3.
What the survey includes
- An assessment of the general condition of the main elements of the property.
- A more extensive visual inspection of the building than Level 1, but still without tests.
- Concealed areas normally opened or used by the occupiers are inspected if it is safe to do so (typical examples include roof spaces, basements and cellars).
- An objective description of the condition of the different elements, with an assessment of the relative importance of the defects and problems.
What it doesn’t cover
- No tests of the building fabric or services are undertaken.
- We do not open up any part of the fabric for detailed examination.
- It does not include a valuation. The Yorkshire Surveying Co does not complete property valuations.
- No costs for repairs are provided.
We don’t inspect parts of the building or its services that are built in, covered up or otherwise inaccessible. Access to external parts above 3m is limited to fixed access already available. Any areas we can’t reach are highlighted in the report.
